Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Sansiri Public Company Limited. The transaction, expected to close within weeks, concludes a comprehensive repositioning of the historic property into a five-star luxury hotel. Financial terms were not disclosed.
The property, located in Cadenabbia on Lake Como, was acquired in late 2021 and underwent an extensive redevelopment starting in April 2022. It opened in March 2026 as part of Marriott International's EDITION Hotels portfolio, marking a new chapter for one of Italy's most iconic destinations. The hotel features 148 larger rooms and suites, a new spa and wellness building, and extensive dining and leisure options, including a floating pool and beach club.
The sale underscores the value created through the partners' hands-on approach. Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, stated: "Lake Como is a strong example of how we approach real estate investing in Europe. We focus on sectors supported by long-term structural demand and opportunities where our capital, local relationships and hands-on capabilities can fundamentally transform an asset."
David Zisser, CEO and Founder of Omnam Group, added: "The Lake Como EDITION has been an ambitious undertaking from the outset. Our vision was to take a remarkable historic property in one of the world's most iconic destinations and give it new relevance through architecture, design and hospitality."
For Sansiri, this acquisition represents a strategic expansion into Europe's luxury hospitality sector. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, commented: "The acquisition of The Lake Como EDITION marks a significant milestone in advancing Sansiri's New S-Curve strategy. It strengthens our financial resilience and diversifies risk across our global hospitality portfolio."
The transaction highlights the growing international investor interest in experience-led European hospitality assets. It also reflects the successful partnership between Bain Capital and Omnam Group, which leveraged their combined expertise to reposition a complex asset in a market with limited five-star supply and high barriers to entry.
The Lake Como EDITION sale is part of Omnam's broader European expansion, with an ambitious pipeline in Florence, Venice, Puglia, and Sicily. For Sansiri, the acquisition adds to its portfolio of trophy assets, which includes The Manner SoHo in New York and its prior investment in Standard International.
