Lawsuit Alleges Negligent Security at ReNew Tallahassee Apartments After Fatal Shooting of Army Veteran

Fasig | Brooks Law Offices has filed a civil lawsuit on behalf of the family of Khali Knight, a 23-year-old U.S. Army veteran fatally shot on July 17, 2024, at ReNew Tallahassee apartments in Tallahassee, Florida. The lawsuit, filed in Leon County Circuit Court, names VA8 Seminole Grand, LLC d/b/a ReNew Tallahassee (owner/operator), Trinity Property Consultants, LLC (property management), and Norwood Holdings, LLC d/b/a Signal of Central Tallahassee (private security) as defendants. The apartment complex is located at 1505 West Tharpe Street, Tallahassee, Florida 32303, formerly known as Seminole Grand.

The complaint alleges the defendants were negligent in providing adequate security measures despite a documented history of prior shootings and violent crimes on the premises. Attorneys Ryan Molaghan and Dan Hogan, representing the Knight family, assert that the property owner, management, and security company failed to implement reasonable safeguards. "Khali Knight's untimely death was entirely preventable," said Molaghan. "The site has been a hotbed for serious violent crime, including several shooting deaths, for years. We expect evidence to show the defendants knew of the violence propensity and failed to act responsibly."

The lawsuit details failures including inadequate lighting, insufficient security patrols, lack of proper access controls, and failure to respond to known violent crime patterns. It further alleges the security company neglected its professional obligations, placing residents and visitors at foreseeable risk. The perpetrator, who resided at ReNew Tallahassee, pleaded guilty to federal gun and drug offenses related to Knight's murder and received a 30-year prison sentence. While criminal justice has delivered some measure of justice, Molaghan emphasized the civil case seeks accountability for those whose negligence created dangerous conditions. "A criminal conviction does not absolve those who failed to prevent violence from being held accountable. Property owners, management, and security companies have a legal obligation to keep people safe. When they neglect that obligation, they must face the full weight of the law," he stated.

The case underscores the importance of premises liability and negligent security claims in holding property owners and managers responsible for foreseeable criminal acts. The Knight family seeks justice for a young veteran, son, sibling, and friend lost to preventable violence.
