Nexum Group AG, a newly formed residential real estate developer, has been officially registered in the commercial register, marking a strategic shift from its predecessor, Creditshelf AG. The company, headquartered in Munich, aims to accelerate residential development in Germany's top-7 cities by acquiring projects with existing or imminent building permits. This move is backed by a majority stake acquired by First Capital AG in June 2026, and a shareholders' meeting approved the name change, revised business purpose, and elected a new supervisory board.
The core of Nexum's strategy is to reduce development risks by focusing on projects that are approval-ready. By utilizing technology and data-driven processes, the company can swiftly screen and evaluate potential acquisitions, allowing for faster execution compared to traditional developers. The pipeline currently boasts a total development volume exceeding €1 billion, with several projects nearing completion. This approach aims to shorten project durations to 15-30 months, minimizing capital tie-up and enhancing planning certainty.
Leadership is a key differentiator for Nexum. The management board brings extensive experience from real estate, M&A, and capital markets, with a combined transaction value of over €30 billion. CEO Philipp von Erffa, with 13+ years in real estate and involvement in €20 billion+ transactions, oversees investment strategy and scaling. CFO Sebastian Holl, a 30-year finance veteran, manages finance and capital markets, while Claudia Vucak, as Chief People & Legal Officer, handles organizational and legal matters. The supervisory board, including Dr. Johannes von Bismarck, Dr. Annedore Streyl, and Marquard von Pfetten-Arnbach, contributes expertise in private equity and governance.
Nexum's business model is distinct: it acts as an integrated developer, handling projects through established general contractors and managing sales via its own and partner networks. This vertical integration aims to eliminate typical development risks, making the model scalable and capital-efficient. The company's focus on top-7 cities—Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, and Düsseldorf—targets high-demand urban areas where housing shortages persist.
This launch is significant because it addresses a critical need for faster housing delivery in Germany's most populous cities. By reducing development timelines and leveraging data for decision-making, Nexum could set a new standard in the industry. The €1 billion pipeline signals substantial potential impact on housing supply. As the company begins operations, its performance will be closely watched by investors and the real estate sector, potentially influencing future development models in Germany and beyond.
