Parking lots that sink in isolated spots typically have underlying problems. At Summit Title Services, two areas of pavement had visibly dropped before the rest of the lot was resurfaced, each roughly four feet by three feet. Water is the common culprit, seeping into the base through joints and cracks, reducing the bearing strength, and then freezing and thawing cycles exacerbate the issue.
Laying new asphalt over settled areas without addressing the cause would only hide the problem temporarily. Young's saw-cut and removed the damaged asphalt at both locations, paving the repaired areas with three inches of new asphalt before the surrounding lot received its overlay. This approach ensures the repairs are durable and the surface remains level.
The remainder of the lot received a full overlay, which included cleaning and preparation, transitional milling at lock-in points, a tack coat, a base layer, and a two-inch wearing course. Transitional milling grinds down the existing pavement where new asphalt meets it, allowing the new surface to tie into the old without a raised lip.
The wearing course is the top layer of asphalt, exposed to traffic and weather, sitting on a base layer below. Both layers are laid as part of the same paving process to ensure structural integrity.
